Foreclosure Redemption
An investor was on title to a residential property that he had an interest in, which was also in default.  The property had a great equity position that they did not want to give up at 60% LTV.  They tried working with the bank to do a forbearance or even a short sale. What do you think the bank said when there was that much equity...and you're right they said there would be no deal, it was a full payback or a foreclosure.

This client borrowed money to redeem the first and take enough to carry the house for the term while they prepared it for sale in order to realize their hard earned appreciate.

*Note this was not an owner occupied home.

Case Study #2

Deeply Discounted Properties

Another investor buys properties from banks and other sources to get significant discounts on his purchases, typically 40-70% of market value.  He usually has to perform very quickly or he loses the transaction and is reputation is tarnished and thus his ability to purchase in the future.  He is pre-approved with Broker Capital, when he finds a deal, he submits an application on the transaction details and then gets an answer within 24 hours.

Properties tied up in legal issues, i.e. divorce, IRS, or litigation.

An investor came to us with a transaction that was being held up because of a divorce judgment. He was able to use bridge money to payoff the judgment and reinstate the property, giving them enough time to sell the property.
